Views

Given the bay interface at the back of the lot, the program of requirements is arranged to maximize contact between the social areas and the water. On the ground floor, a transverse bar housing the social areas is positioned facing the bay. As a counterpoint, a service area is located at the opposite end of the lot. This layout creates an internal courtyard, with views ensured through the large openings in the transverse bars.

On the upper floor, a longitudinal bar housing the bedrooms rests on the ground floor bars, creating a covered area and allowing the use of the rooftops as terraces connected to the private areas of the house. Additionally, a spiral staircase provides an unexpected connection between the floors. To enhance integration between the courtyard and the external area along Biscayne Bay, a lap pool is incorporated into the design.
