The site is a waterfront lot, located facing Bay Harbor Waterway. The strict contact with the water is exploited by majoring the rear setback for the building, expanding as much as possible the usable open space area. The ground floor is divided between a volume of service and a grand glazed living room that grants full access to the outside leisure area. In the center, there is a subtraction where the stairs that lead to the intimate floor is placed. The layout of the bedrooms is set in quadrants in order to create extensive visuals from the axis of the residence (family room). Open terraces are created between the bedrooms volumes and they're animated by cascading vegetation from the rooftop. The form of the residence is deeply touched by 2 horizontal planes: eaves that assign lightness and configure balconies for the bedrooms.
